Beautiful villa with private pool located in a dominant position overlooking the Val di Noto to the Mediterranean sea. Indeed, from the villa you can enjoy a breathtaking view of the surrounding countryside where the green of the olive trees contrasts with the yellow of the earth. The modern construction is articulated on three levels, connected both by steps inside as well as stairs and outdoor courtyards. The first part of the villa is devoted to the living space with a large living room and a beautiful dining kitchen, very bright. Indeed, the two rooms have large bay windows as well as terrace access. The second part is a few steps higher and includes 2 bedrooms each with en-suite bathroom. The third part in a dominant position has it also 2 bedrooms with private bathrooms. Each level has a delimited and connected terrace by typical low walls and stone stairs. The main terrace has a covered area ideal for having breakfast, an outdoor dining area for 8 people and a lounge area. But the most popular place remains the swimming pool, 18m long. The beach portion at the start of the pool is perfect for a tanning session while cooling off. If you prefer to swim in the turquoise waters of the Mediterranean you will be spoiled for choice. The Vendicari nature reserve offers many possibilities between small wild beaches difficult to access and large beaches of fine and clear sand, all on the edge of crystal clear water. It is possible to get a closer look at the marine fauna that populates the reserve by snorkeling in opposite Calamosque beach. Or browse the mysterious site of the Marble Columns submerged located about a mile from Marzamemi.

Terms of payment and cancellation
Paiement terms : Down payment of 40% upon reservation and balance 60 days before the start of the rental.
Cancellation policy : 40% of the rental cost will be dued as cancellation fees if the cancellation occurs more than 60 days ahead of the rental start, and 100% of the rental cost will be dued if the cancellation occurs less than 60 days ahead of the rental start.
Damage deposit : 1500 €, bank card pre-authorization, along with down payment.

Aout 2025 Louis-François G. Voici les points positifs et à améliorer de notre location. Positif Bien très bien situe pour explorer la région de Syracuse à Ragusa Très belle propriété avec une vue dégagée jusqu’ à la mer Grande piscine Ménage en milieu de semaine discret et bien fait. Belle taille de chambre avec dressings et salle d’eau indépendante. Belle cuisine avec quelques produits locaux et une bouteille de vin très appréciés. Car port (bien pour que les voitures ne soient pas trop chaudes au soleil) Assez proche de Notto et des commerces A améliorer Communication un peu froide avec Kathy. Aucune flexibilité sur les horaires d’arrivée et de départ. Visite de la maison très rapide à l’arrivée, pas présente au check out. Pas d’information que les lumières de la piscine ne fonctionnaient pas (on a cherché longtemps le premier soir pour essayer de les allumer) => Check in et Check out plus formel et complet. Dates et horaires des passages pour enlever les poubelles différentes de celle annoncées. => Respecter les horaires annonces. Visite impromptu tôt le matin de notre départ, juste de la piscine (donc pas pre check out). On n’a pas bien compris pourquoi. Pas d’information préalable de la livraison d’eau par camion (2 fois dans la semaine). => A donner en amont Adresse donnée initialement pour la maison incorrecte, elle a envoyé finalement alors que nous étions perdus par whatsapp une adresse plus proche. => Donner un positionnement par whatsapp correct 1 jour avant l’arrivée et une explication du côté de la rue par lequel arriver (l’autre cote est un chemin de terre). Villa sans air conditionne dans les parties communes (salon, cuisine), manque de confort dans une région aussi chaude. Pas de rideaux occultant dans les chambres du 1er étage. Des bâches étaient présentes quand nous sommes arrivés, pas simple à enlever et à mettre. Du coup on les a enlevés, même si le jour arrivait tôt le matin. Finalement, à part le manque de climatisation dans les parties communes et les rideaux occultant dans les chambres du 1’étage, pas de gros sujet. Nous avons vraiment apprécié notre séjour et vous remercions vivement de nous avoir accompagné pour cette location.
